Tenant turnover cleanouts: what to confirm

Remove authorised belongings and loose contents before inspection or a separately scoped strip-out.

Identify what leaves, what stays and the condition you need for the next stage. Share access restrictions, attached services and any known material concerns for the site assessment.

What's included

  • Authorised contents from units, houses and storage areas
  • Furniture, mattresses and ordinary household items
  • Loose debris from included interior and exterior areas
  • Carry-out through approved stairs, elevators and common routes
  • Broom sweep after the listed contents leave
  • Coordination with a later strip-out where renovation follows

How the job runs

  1. 01

    Confirm authority

The client identifies the property, areas and contents they are legally authorised to have removed.

  2. 02

    Walk the unit

We review rooms, storage areas, access, parking, elevators and material needing a separate stream.

  3. 03

    Set the inventory boundary

The scope distinguishes what leaves, what stays and what must be handled by the owner first.

  4. 04

    Plan building access

Property rules, keys, loading areas and common-space protections are confirmed before arrival.

  5. 05

    Clear and load

Contents move out in an organised sequence, with recoverable material separated where practical.

  6. 06

    Broom-sweep the unit

Loose debris is collected from the included areas and the empty-unit condition is reviewed.

Before we start

The landlord or authorised client must confirm their obligations for belongings left behind before the crew starts. Anchor relies on the client's direction and does not decide ownership, notice requirements or disposal rights.

Personal records, keys, medication, valuables and any item intended to remain should be removed or clearly marked. The building contact should arrange entry, elevator bookings, loading access and permission to use common routes.

Where building materials will be disturbed, OHSA section 30 makes the owner responsible for identifying designated substances before the work is tendered or arranged. Any required asbestos work affecting the demolition scope is handled by a qualified abatement contractor under O. Reg. 278/05 before ordinary demolition proceeds. Anchor Demolition Scarborough does not perform abatement.

A removal and retention record for the unit

Use one row per room or storage area: authorised contents to remove, items to retain, items on hold, decision-maker and access arrangements. A photograph reference helps the crew match the written instruction to the actual item without guessing from a broad clearout request.

Resolve hold items with the authorised client before they enter the collection inventory. Confirm the agreed broom-swept endpoint and the contact receiving the unit. If a strip-out follows, pass the retained-item list to that team as a separate removal boundary.

A defined turnover condition

A turnover cleanout is most useful when the desired endpoint is written down. Some clients need movable contents removed before inspection. Others need storage areas, balconies or exterior debris included. Naming each area prevents an empty main room from being mistaken for a complete property handover.

The crew works from the farthest collection areas toward the exit so cleared space stays usable. Items are not pushed into hallways or shared areas while another room is addressed. In a managed building, the approved loading location and common-route obligations guide the sequence.

Cleanout before renovation

When renovation follows, the cleanout can be coordinated with a rental-unit strip-out under separate scope. Movable contents leave first, allowing cabinets, flooring, damaged drywall and retained features to be assessed without obstruction. This keeps legal authority for belongings separate from demolition decisions.

The included unit is broom-swept after contents and loose debris leave. Deep cleaning, appliance servicing, repairs and janitorial work are outside the service. The handover gives the next contractor a visible work area and a record of what was removed.

Questions we get asked

Who decides whether belongings can be removed?
The landlord or other authorised client must confirm their legal obligations and provide clear direction before work begins. Anchor does not determine ownership or notice rights. Anything uncertain should remain until the responsible party has resolved it.
How is a unit cleanout planned?
The crew plans to remove the confirmed contents during the arranged collection when access, building rules and the actual load match the written scope. Unexpected material or unresolved authorisation is separated rather than removed without direction.
What condition is the unit left in?
The included rooms are cleared of listed contents and loose debris, then broom-swept. This is not a janitorial or deep-cleaning service. Repairs, stain removal and appliance cleaning remain separate from the cleanout scope.
Can a strip-out follow the cleanout?
Yes. A separate rental-unit strip-out can follow once movable belongings are dealt with and the renovation scope identifies finishes and assemblies to remove. Keeping the scopes distinct protects retained items and gives the renovation team a clearer starting point.
