Pre-listing cleanout: remove clutter while retaining sale items

How do I arrange a partial cleanout when some furnishings and fixtures must remain for the sale? A remove/retain/hold inventory supports a selective cleanout without treating a property listing as disposal authority or promising sale outcomes.
Use this planning record to prepare a discussion with Anchor about the actual property. It describes decisions for assessment, not instructions to carry out demolition.
Use three decisions rather than one pile
Mark approved removals, retained items and items awaiting a decision. Identify who has authority to give instructions. A sale-preparation request should not require the crew to infer ownership or decide whether an appliance or fixture belongs with the property.
Describe the included areas
List rooms, storage and exterior areas separately. Note any room that remains occupied or contains staged furniture. Photograph the boundaries without capturing personal records or valuables. A request to clear the house is too broad when only selected contents are meant to leave.
Your scope record
Use these fields to prepare the discussion. Leave an unknown item marked for assessment.
- Room or exterior area
- Item approved to leave
- Item retained for sale preparation
- Hold item and decision contact
- Agreed cleanup endpoint
Separate cleanout from presentation work
Confirm the agreed removal and broom-swept endpoint. Repairs, deep cleaning, decorating, moving items to another home and staging are different tasks. Keep their responsible contacts separate so a cleared room is not mistaken for a completed sale-preparation service.
Review exceptions before collection
Resolve hold items with the authorised contact and update the inventory. If an item remains uncertain, keep it outside the removal list. At handover, compare the included areas with the list and note any exclusions for the next contractor or property contact.
An example of a clear boundary
Illustrative instruction: remove listed basement furniture, retain the labelled dining set, and hold the spare appliance until the authorised client confirms its disposition.
