Garage removal: decide what happens to the slab

By Anchor Demolition Scarborough · Updated

Does removing my garage also include its concrete base? A slab-specific scope record distinguishes retention, removal limits and the next contractor’s requirements without certifying reuse.
Use this planning record to prepare a discussion with Anchor about the actual property. It describes decisions for assessment, not instructions to carry out demolition.
State the intended next use
Tell the assessor whether the area is intended for landscaping, a replacement structure or an undecided future use. That intention helps frame the question, but it does not prove that the existing slab is suitable for reuse or that removal will meet a future design.
Name each base element separately
Record the visible floor slab, thickened edges or other base features as known or unknown. Ask what has been confirmed and what still needs assessment. Do not assume the visible floor represents the full depth or extent of the foundation.
Your scope record
Use these fields to prepare the discussion. Leave an unknown item marked for assessment.
- Intended future use
- Known slab/base information
- Retained adjacent surfaces
- Removal limit to assess
- Next trade and required endpoint
Mark what remains beside it
Photograph the driveway connection, adjoining paths, fences and retained structures. Show the requested limit of removal on a sketch. A boundary at a shared surface deserves a written decision rather than a rough verbal instruction to take out the garage.
Define the post-removal condition
Identify whether the requested handover ends with concrete load-out or includes another specifically agreed activity. Excavation, backfill, grading and construction of a replacement base are separate questions. Keep the receiving contractor’s requirements with the removal scope.
An example of a clear boundary
Illustrative scope: assess garage structure removal with the slab retained. Reuse suitability remains a separate design decision; it is not certified by retaining the concrete.
