Requesting Toronto building records before a demolition assessment

Anchor Demolition Scarborough · Reviewed

An archived drawing can help explain a building, but it is not proof of today's construction. Choose the record you need, follow Toronto's access process and compare what arrives with the actual removal proposal.

Choose the record by the question

QuestionRecord to discuss with the City or project professional
What layout appeared in a past permit application?Available building plans for that application
What was approved or remains unresolved?Relevant permit information, with its status clarified
Where are boundaries or drains shown?Available survey, site or drain plans
What materials are in the removal area?Appropriate material assessment, not an assumption from old plans

Start at the City's building-records request page. Use its current application form and submission instructions.

Check the access route

Toronto provides routine disclosure for qualifying residential plans under specified date, timing and objection conditions. Other building plans generally require an eligible requester or written consent. Site plans, surveys, drain plans and sign plans have different disclosure rules. If Toronto Building does not disclose the requested record, the City directs applicants to its information-management process.

Check your record category with the City rather than assuming every homeowner can obtain every plan. Availability and access are not guaranteed. This guide makes no fee or processing-time promise.

Keep a short discrepancy record

For each received document, note its date, revision, rooms shown and areas absent. In an illustrative Scarborough kitchen project, an archived plan shows a wall where the present room has an opening. Record the difference and ask the designer to resolve it; do not use either the drawing or the visible opening as a structural conclusion.

A useful discrepancy entry states the drawing reference, current observation and person responsible for checking it. The material-report guide addresses a different record and should remain separate from archived building plans.

Use verified information in the removal enquiry

Contact Anchor with the intended interior scope, available records and unresolved differences. Describe documents through the existing form; it does not provide an upload facility. The resulting assessment follows current professional instructions, not an assumption that an old drawing is an as-built record.
