Larger building demolition: waste planning before work begins

Anchor Demolition Scarborough · Reviewed

Waste planning for a larger building-removal project begins before loads leave the site. Separate the formal planning responsibilities from the ordinary demolition and load-out contribution so collection records are not mistaken for a completed waste plan.

Identify the project category

Ontario Regulation 102/94, Part V addresses demolition of one or more buildings with a combined floor area of at least 2,000 square metres. It places waste-audit and reduction-work-plan duties on the demolisher, including pre-work planning and worker communication. Responsible project professionals must determine applicability to the actual proposal.

A whole-building removal, an interior renovation and waste from an operating business should not be treated as the same category solely because they occupy the same address. Describe the project accurately before applying a threshold.

Allocate the planning work explicitly

ResponsibilityQuestion before mobilisation
Applicability reviewWho establishes the relevant project category and obligations?
Audit and work planWho prepares, maintains and communicates the required information?
Demolition and loadingWhich ordinary material-handling tasks are included in the contractor's scope?
Specialist streamsWhich qualified providers manage materials outside ordinary debris?

Anchor does not claim a waste-auditor or environmental-consultancy service. Discuss required documentation and responsibility with the project team before treating it as an included commercial-demolition deliverable.

Choose material routes against the plan

Ontario Regulation 103/94 separately addresses source separation for qualifying demolition projects before work begins. Its regulated off-site separation arrangement is not blanket permission to mix waste into any collection. Have the responsible team confirm an applicable arrangement and receiver requirements.

The material-stream guide helps describe anticipated ordinary debris. Site space, retained materials and receiver acceptance influence the practical package; no diversion percentage or recycling result is promised.

Compare two illustrative enquiries

A building-removal enquiry identifies building area, intended demolition and the formal waste-plan status. A selected interior-renovation enquiry identifies rooms and layers, with applicability reviewed on its own facts. Neither should rely on a collection ticket to settle the planning question.

Contact Anchor with the building description, planned removals and responsible waste-planning contact. The collection-records guide covers later documentation. That record stage supports the project but does not replace pre-work duties or prove live compliance.
