A food-court counter can look like a small restaurant while sharing seating, loading and building systems with the centre. Define the tenant unit before deciding what leaves for the next operator.
Draw the tenant and centre boundaries
Show the leased counter, kitchen and storage areas separately from shared seating and public routes. Identify centre-owned signs, finishes and equipment that remain outside the tenant's instruction. A departing operator cannot authorise removal of everything visible from the counter.
The retail boundary guide explains the ownership interface. Apply it to the actual centre plan rather than assuming the counter line marks every service or construction boundary.
Compare operator change with a reset
For a similar incoming use, the centre and designer may retain useful counters and room divisions. A different concept may need those elements removed. In either case, stock and loose dining contents are separate from attached fit-out and connected equipment.
| Item | Decision owner |
|---|---|
| Loose operator property | Operator or authorised asset contact |
| Fixed counter and tenant finishes | Landlord and incoming project team |
| Shared exhaust or building services | Centre and responsible specialists |
| Public seating and common finishes | Centre, outside an unqualified tenant scope |
Gas, refrigeration, suppression, grease and extraction systems are not ordinary clearance items. Their responsible providers define preparation and retained boundaries.
Plan the unit's handover
In an illustrative changeover, the operator removes stock and released movable equipment. The centre retains shared services and seating. Anchor assesses the named counter, divider and finish removals inside the unit after the affected prerequisites are addressed. The incoming fit-out contractor takes over repairs and new installations.
Confirm the actual loading and contractor instructions with centre management. There is no universal overnight-work arrangement or reopening promise for food courts.
Describe both clearance and demolition
Review the restaurant strip-out service, then contact Anchor with the unit plan, centre contact and incoming layout. Explain which items remain connected or owned by others. The enquiry should identify the ordinary removal contribution without assigning centre-wide systems to it.
