Commercial fit-outs

Commercial laundry refit: when does the building need demolition?

Anchor Demolition Scarborough · Reviewed

Replacing laundry machines does not always require a separate demolition contractor. First compare the equipment supplier's work with the proposed changes to the room itself.

Choose the actual project

ProjectBuilding-removal question
Machine-only replacementDoes the supplier need any ordinary interior removal at all?
Laundry use retained with room renewalWhich counters, partitions, ceilings or finishes change?
Former laundromat becomes another premisesWhich attached interiors conflict with the next layout?

Ask who owns, disconnects and handles the equipment, and what installation work the supplier includes. Anchor's ordinary commercial demolition service does not include machine handling, gas, plumbing, ventilation or process-system work by implication.

Draw two possible room outcomes

In one illustrative plan, the machine arrangement stays while the owner renews selected ordinary finishes and an obsolete counter. The removal boundary stops at the equipment and its systems, as defined by the responsible providers.

In another illustrative plan, the former laundry becomes a different commercial fit-out. After equipment arrangements are resolved, the reviewed ordinary interior package may remove partitions, fixed counters and named finishes. The new design determines any structural, concrete or service changes separately.

Neither plan prescribes drainage, anchoring or ventilation. A retained laundry function also does not establish that the premises can remain in operation during the work.

Define what the next installer receives

The removal list should identify exposed surfaces and retained edges. Repairs, levelling, new services and finish installation remain separately assigned. The commercial flooring page distinguishes covering removal from substrate preparation; equipment footprints can make that distinction particularly important.

If the supplier already includes all necessary access and ordinary removal, avoid ordering a duplicate demolition package. If it leaves a defined building task to another contractor, describe that gap precisely.

Request a focused assessment

Contact Anchor with the property, next use, vendor involvement and remaining interior changes. The restaurant post-clearance guide offers a related equipment-versus-building comparison, but the laundry's actual systems and supplier instructions govern its own assessment.
